Carbost Pier Ltd is a local charity that has been developing harbour facilities at Carbost, Isle of Skye since 2007.
Our latest project is the construction of a new building on a waterfront site in Carbost which we expect to complete by the end of August 2016.
The building will accommodate public toilets and showers alongside a retail unit of 18.36m2 in area.
The unit has planning consent for use as a hot food takeaway but can also be used for a variety of other retail activities. Trading is permitted between 8am and 10pm, Monday to Saturday.
The site is opposite the main car park of the Talisker Distillery Visitor Centre which attracts some 60,000 visitors each year.
The retail unit will be highly visible with a large display window and entrance facing onto the street. There will be plenty of external wall space for signage.
Internally the unit will have hygienic wall and ceiling linings and commercial vinyl floor covering. Electrical, plumbing and vent extract terminations will be provided, allowing the tenant to fit out the space as desired.
The building will be let as a whole on a full repairing commercial lease for up to 10 years.
The tenancy will include responsibility for the toilets & showers which will be open to the public from 8am to 10pm every day, including Sundays. A schedule detailing the operation and maintenance of the facilities will be included in the terms of the lease.
Access to the toilets and showers will be via coin-operated locks, the income from which will accrue to the tenant.
The public facilities will comprise: 2 x unisex toilet cubicles; 2 x unisex shower cubicles; 1 x unisex disabled toilet & shower room; 1 x cleaner's store; 1 x plant room.
Hygienic wall and ceiling linings and commercial vinyl floor coverings will be installed throughout the toilets and showers.
The energy performance of the building will be to modern standards. An air source heat pump will provide hot water, with immersion heater boost for times of high demand. The heat pump will also provide mechanical ventilation and heat recovery for the toilet and shower cubicles. Space heating requirements will be minimal, provided by thermostatically-controlled electric heaters. PIR controlled low energy lighting will be installed in the toilets and showers.
The building will be insured by the landlord.
